What is the Role of a Roofing  Consultant?

Our Roof Consulting Services are an extension of our design services, roof assessments, and forensic investigation divisions.  Whether you are looking for a roof design consultant, roofing assessment, or investigation to solve an ongoing issue, DTR is your Consultant.

A good Roofing Consultant is certified through organizations such as IIBEC (previously RCI) or other recognized organizations and has years of experience with many different types of roofing products.  More importantly, the Roofing Consultant should be trained in building science, and understand how the building usage, internal air pressures, assembly construction, and vapor drive contribute to a well-designed roof system vs. one that fails due to other factors not attributed to the roofing product.  A well-thought-out design, with an understanding of where the thermal envelope and the vapor retarder/barrier is or should be, makes all the difference between a long-lasting system and one that just looks good.

Lastly, and most importantly… a roof consultant understands that simply meeting the building code does not guarantee a successful outcome.

NEW DESIGN SERVICES, BID ADMINISTRATION & CONTRACTOR QUALIFICATION

DTR’s knowledgeable staff assembles detailed roof plans & technical 3-part bid specifications to best suit our Clients’ facility needs. Design services are provided for reroofing applications, restoration coating systems, and proper roof design on new construction projects.

We can assist in conducting Pre-bid meetings to ensure all bidding contractors have a complete understanding of YOUR expectations, quality standards, and conditions that are unique to YOUR facilities. All bidders will be provided a detailed explanation of the project scope and have an opportunity to see the existing site conditions to best determine staging needs.

We can help in qualifying contractors to ensure you have the best fit for your project…factoring in the proposed roofing system type & complexity of the work.

CONSTRUCTION SERVICES

DTR will assist with the following critical steps throughout the roofing project:

Part 1 – Preconstruction Meetings

DTR can administer these meetings with the roofing contractor and any other trades impacted to ensure everyone is on the same page before the project begins.

Part 2 – Onsite Quality Assurance Visits

Our staff is physically on-site during and throughout the construction process to view the structure substrate preparation and installation of roofing system components (insulation board, cover board, membranes, flashings, and others.) This will ensure that all materials are being installed as specified, and will allow us to head off any potential small issues that may arise after occupancy.

Part 3 – Reporting

Progress reports to include % of completion, photographs of install & staging/safety setup.

Part 4 – Field Testing

Oversee field testing to verify the roofing system is watertight.

Quality Control

DTR is well-versed in all components and potentially dissimilar materials of the Building Envelope; focusing on the critical intersections between roofing, walls, and all openings in the facility’s shell.

Having vast experience specifying and troubleshooting how these areas interface with one another is critical in determining the root causes of moisture intrusion without focusing singularly on roofing alone.  Well-written bid documents, general requirements, and technical specification sections contribute to a successful outcome.  Lastly, proper field oversight and independent 3rd party testing ensure our Client’s expectations can be met.
