Building Forensics, Building Assessments & Investigations

Building Assessments done by many other companies follow what we call the “clipboard” method.  This is simply an inventory of various building components selected on a standard checklist to provide a limited perspective on the actual condition of your building or building systems (such as BUR in fair condition).  DTR Building assessments are performed by experienced site investigators who identify potential problems with your property to allow you to budget correctly and proactively plan for capital maintenance projects.

Building Forensic Investigations are much more than an assessment; they identify the cause of specific building failures.  DTR is often called to perform these investigations when others have made several previous attempts to correct the problem but only found a temporary solution.  Building failures are often caused by multiple conditions, such as water intrusion (leaks), coating failures, metal corrosion, glass failures, air intrusion, flooring failures, biological growth and more…

Understanding the root cause of the overall problem and developing a solution, is much better than repairing the building damage only to have it reappear again. BUILDING ASSESSMENTS

There are many reasons why you should ask a firm to perform a building or roofing assessment.  Many seasoned investors will order a full building assessment, including MEP, structural, and the building enclosure (from below grade to the roof). These technical assessments show the state of each building component and where they are in their life cycle.  This gives new owners a complete understanding of what they are purchasing.

Building Assessment Studies are often requested by Property Owners or Property Management companies who need a building envelope (enclosure) assessment for maintenance budgeting purposes. More prominent property owners and managers prefer to be proactive when it comes to building maintenance.  A thorough Building Assessment allows them to develop or update a multi-year maintenance budget.  It is often done for multiple buildings allowing them to schedule building maintenance or system replacement on façades or roofing systems for example, from a planned and educated standpoint.

If you know your building roof will need to be replaced in the next 3 to 4 years, (based on the building assessment study), you can better plan for it financially, as opposed to just being told by a contractor that your roof is beyond its end-of-life period and needs to be replaced now!

BUILDING FORENSIC INVESTIGATION

Forensic engineering on the building enclosure can be defined as “the scientific investigation of building failures, ranging from system serviceability to catastrophic failures.” It is a methodical investigation of installed materials, systems, products, product compatibility, structural movements, and damage, or components that fail or do not function as intended, which have caused premature damage to property or economic loss.  This may include both non-destructive and destructive testing to properly understand and validate other investigation findings.

Forensics also handles retracing the construction and preceding the maintenance process. Generally, the purpose of a forensic engineering investigation is to locate the cause or causes of failure to improve the performance or life of a system or component or to assist an investigation in determining the facts which led to the failure for the ultimate purpose of correcting the problem.

Unless you have a complete forensic investigation, including material sampling, field testing, physical inspection, lab analysis, and scientific measurements you are only guessing.   Too often, the proposed remediation from a poorly conducted site investigation without a forensic component may be money down the drain.

Through forensic investigations, DTR draws on a comprehensive understanding of vapor diffusion, thermal bridging, and water management principles.  We apply this knowledge during investigations of special use buildings with complex designs and atypical construction such as healthcare facilities, hospitality guest rooms, multi-family units, and high-rises, indoor aquatic centers, museums, R&D facilities, and laboratories, or other projects in unique or abnormal climates.

DTR investigators request the presence of the Owners facility staff, with knowledge of the facility, to be onsite during our investigation along with maintenance records and record drawings giving our team the most information before the day of the investigation.

The more historical information the more conclusive the findings report will be.  For many situations, a proper diagnosis is even better if we can identify what led up to the failure. If the initial failure was caused by ongoing maintenance, we can more properly educate our clients to make sure this does not reoccur. Other times the root problem may have stemmed from a faulty installation.
